Liz Richards - Broker Associate
What sets Liz Richards apart from your
average real estate agent? A tremendous drive to be
the BEST in the industry achieved through a devotion to extremely
high standards of customer service, a far-reaching referral
network, an extensive knowledge of new construction and the
remodeling of older homes, and an intense love for and involvement
in the Denver real estate market. My knowledge spans the realm
of infill development, historic preservation, and property
rights. By helping clients to buy and sell real estate I exercise
my passion on a daily basis. I view my role as a real estate
agent to be in the consultant arena. My responsibility with
clients does not end after the transaction is complete but
is instead an ongoing relationship. I continually strive to
furnish my clients with relevant, cutting edge information
as it pertains to their real estate investments. Depending
on my clients needs, such data can range from weekly sales
statistics, current market inclinations, and referrals for
home improvement tradesmen, neighborhood happenings, and home
design trends.
Knowledge: An extensive knowledge of the real
estate industry plays a paramount role in my ability to furnish
clients with top-notch customer service and professional advice.
It’s always my goal to educate clients rather than just sell
to them a product. Information ranging from absorption rates,
remodeling costs, neighborhood values, the nuances of historic
homes, schools, home staging techniques, and infill development
represent just the tip of my professional wisdom. I’m lucky to
have gained great insight via my friend who is an architectural
designer and General Contractor. From being able to accurately
read floor plans to knowing the basics of the cost of construction,
my close friend’s professional experience provides me with a
wealth of helpful information to share with my clients.
Experience and Achievements: Prior to being
a realtor I worked in high tech sales in the corporate arena.
While living in Chicago I worked for MCI in outside sales. I then
moved to Boulder and worked for GE Access; a major distributor
of Sun Microsystems. While the high tech world was not my passion,
it furnished me with an excellent foundation from which to launch
my real estate career. Acute customer service skills, negotiating
tactics, marketing strategies, time management, and detailed sales
trainings are just some of the educational provisions that I gleaned
from technical sales experience. Since beginning my real estate
career in 2004, I have been a member of the Denver
Board of Realtors Million Dollar Roundtable from 2004-2011, Kentwood
$10 million Club, Kentwood Top Producers. I have consistently achieved a sales
volume beyond 10,000 million dollars in 2006, 2007, 2008, 2009,
2010, and 2011. I have completed over 500 transactions to date
(4/1/12). One of my favorite aspects about real estate is that
with each transaction, valuable experience is gained. The art
of negotiation is a muscle that must be flexed in order to remain
strong. Picking a realtor steeped in achievement and experience
will only benefit the client. I enjoy the wide variety of transactions
that the real estate world provides. I work the real estate gamut
from sellers, first time buyers, savvy investors, fix and flippers,
historic remodelers, builders, and 1031 exchanges.
Project Experience: Infill development is a passion of mine.
I was instrumental in spearheading the Flats 15 development in Lohi from the
project’s conception, through its completion. I have also helped to complete
3 residential remodels and the complete construction of my former house in
LoHi. Other projects that I have helped to market and sell are: Metroview,
2900 Wyandot, Gilpin Grove, Highland Overlook, 1200 Delaware, Vision on Zuni,
Rue Q, One Lincoln Park, Wash Park Row Homes, Zuni Townhomes, Vallejo Townhome,
Umatilla 4, LoHi Row, St. Luke’s Row, and Mondo Condos.
Attitude and Goals: The real estate market
is a forever changing environment. What worked 10 years ago may
not necessarily be the best formula for today’s success. Because
the real estate industry has become more sophisticated and challenging,
you need a professional who thoroughly understands the business
and strives to be the best. I’m committed to staying at the top
of my game and being one of the highest producing and performing
realtors in Denver. My exceeding energy, unbridled enthusiasm,
and positive attitude serve to compliment my extensive business
skill set. Also noteworthy are the numerous articles I have written
for local publications such as the Rocky Mountain News, The Denver
Business Journal, and the North Denver Tribune. I strive to continue
to position myself as a Denver real estate authority.
Liz’s background:
I grew up just outside of Chicago where much of my family still
resides. I’ve been in Colorado since 1997, first residing in Boulder
and then moving to Denver. The University of Arizona in Tucson
is my alma mater. I graduated magna cum laude with a degree in
Art History. After college, I moved to Paris and lived there for
over a year and traveled throughout Europe. While living in Paris,
I took classes at the Sorbonne and studied art history. This increased
my knowledge of art and architecture beyond the average realm.
If you are interested, I would love to explain the difference
between a belvedere and a cupola . . . a column and a pillar .
. . a balcony and a gallery. This aesthetic training and awareness
has greatly aided me in the marketing of Denver’s numerous historic
homes. And if you really are interested and still reading … My
other great loves are art, travel, film, skiing, hiking, and my
dog…obviously not in that order!
